Comments: I really like the Yardi Breeze program; it is very intuitive and organized.

Pros:

The chat feature has always been a plus; my last software I had to pay every time I had a question! This year my favorite thing is the AP PayScan. It has saved so much time in our invoice processing system, it would never go back to the old ways of doing things!

Cons:

The help portion of the program has so much information, but sometimes I can't locate what I need. Also, sometimes, one little thing is "marked/off" and then I can't get something to work and I need to call for help. The helpdesk is great when you can use the chat feature.

Creating Time and Efficiency

Comments: Yardi Breeze Premier has been a game-changer for our property management. Its intuitive interface and comprehensive features—such as tenant tracking, online rent payments, and maintenance management—are easy to use and have streamlined our operations. The mobile app allows us to manage tasks on the go, and automated notifications have improved efficiency. Excellent customer support has been a major plus. Overall, Yardi Breeze Premier has significantly enhanced our property management experience.

Great Software

Comments: VI Been using Yardi for several years it has been getting better over the years

Breeze is good and easy to use

Comments: Mostly good, but many frustrating times as it feels like there is arrogance on the development team, or at least a sense of it. I have been a Yardi user of over 30 years. In the past it felt like Yardi took user comments and suggestions and made smart changes. Now it feels like all suggestions are taken as insult

Pros:

Simple and easy to navigate. Features like copy payable or journal are time savers. Customer service is good when you call (not chat). Reporting is mostly good, but there are problems that need to be addressed.

Cons:

It feels like the programming team lacks accounting knowledge or experience. Suggestions to improve are largely ignored. An example if the Bill Pay Report that does not comply with GAAP. Electronic payments are too common now for this to be ignored. The chat function for help is tedious to use and if initiating, typically will change to e-mail and wipe out the beginnings of any chat. Once a payable is posted, it is impossible to correct the GL account

Simply the BEST!

Comments: Yardi Breeze has been a lifesaver for us. We switched from another software company recently and the transition was exceptionally smooth. We are now in the process of setting up our website with Yardi and it's also going very smoothly. There are many property management software companies on the market and they all claim to be the best. They are constantly striving to improve. However, Yardi IS the best. The mere fact that I am writing this review is an indication about how much they care about their clients and their experience with the product. I strongly recommend them for all your property management needs...you won't regret it!

Pros:

The BEST part is the unparalleled client support! We receive responses typically within minutes, but the longest a response has taken has been 48 hours. This is because additional research was needed. We appreciate that a LIVE person (not a bot) is available to assist us. They are always friendly, professional, and responsive.

Cons:

There are some minor issues with the flow of information that could be modified to provide ease of use. But I use the feedback button to report these and if they are able to address them, they usually do. I had a recent issue with addresses not appearing on the statements and they made it happen. There are instances where it's impossible to change the "flow" of information because it's linked to other functionalities, and they explain that to us. They actually listen to the client's needs and this distinguishes Yardi from the rest.

Yardi Breeze Premier is mostly functional

Comments: Basic functions in Breeze all work but when you start implementing the extended features that are advertised the system starts to show inadequate QA. Several features are incomplete and while are client facing, do not work such as online applications, BC Proof of Service, Tenant Lease Signing and putting Tenant status to Notice while Month to Month. With the lack of API means that many tasks that should be automated end up being manual and takes up staff time that could better be deployed. On a daily work flow Yardi Breeze does provide fairly robust features and some that are excellent. At the time of our procurement it was the best solution available on the market.

Nice Product

Comments: Very good. The support team quickly responds to our needs. Nice online support resources.

Pros:

Ease of use, great mobile app. Nice, clear interface and presentation. The mobile app is great for bill approvals and for our field staff.

Cons:

Have had occasional data bugs pop up, but Yardi has addressed them.

Breeze is wonderful!

Comments: We are a small boutique real estate firm so we cannot justify the cost of the much more powerful Yardi products (Voyager). Breeze does 99% of what we need to do and is so incredibly user friendly that it really does not require any significant training, the help function is smart so if you need to look at the user guide it automatically points you to the relevant parts depending on what screen you are on in Breeze. The only downfall is the CAM reconciliation is very basic and will only work for small mom and pop leases, large corporate leases with controllables/uncontrollable expenses, caps and base years can theoretically be done but requires so much manipulation its just easier to do it manually in excel.

Pros:

Much more user friendly and easy to learn without bulky training manuals or guides. Previously used Voyager and this is much more user friendly.

Cons:

Not as powerful as Voyager when it comes to CAM reconciliations. Complicated national tenant reconciliations are impossible in Breeze so we have had to continue reconciling manually in Excel.

Comments: I personally have been fine with the new software, however it has been very difficult cleaning up all the mistakes made in the beginning because of lack of training before we went live.

Pros:

Yardi Breeze has the capabilities of keeping track of tenants and maintenance while in the field.

Cons:

The transition training from the old version was very lacking. We did not learn how to do alot of the transactions until after the errors caused accounting issues.

Commercial Property Management

Comments: I'm a broker, not an accountant. Yardi Breeze was easy to understand.

Pros:

User friendly, easy set-up, all the bells and whistles without the complications

Cons:

Some features need to be manipulated for commercial and association use, but still functions beautifully

Good if you are a PRO! Not for mom-and-pop landlords

Comments: I am going to start using TurboTenant. It's free since I own less than 10 doors. Way more user-friendly and over-the-phone assistance.

Pros:

What I like most about Yardi Breeze is that my tenants can pay online and pay in cash with their WIPS system. Maintenance requests can be submitted on the app as well.

Cons:

not user-friendly, and reporting and interface are not landlord-friendly.

Review after implementing it for 3 years

Financial reporting could be better. We need more customized reporting tools like columnar trial balance for multi properties.

Comments: My overall experience with Yardi Breeze has been positive. Yardi Breeze is quite easy to use.

Pros:

What I most like about Yardi Breeze is the ease of adding information, payments, emailing directly from the customer's account.

Cons:

What I like least about Yardi Breeze is the inconsistency of some results.

Real Estate Property Management Company

Pros:

All team members have up to date information that is relevant for their individual roles - timely, accurate and complete financial reporting as well as current tenancy information.

Cons:

At times there are reporting inconsistencies - inputs do not equal the outputs for the Commercial Recovery Reconciliation and GL reports.

One Year in with Yardi

Comments: Our company is approaching our first year in business, we chose Yardi because it checked off all the boxes in what we were looking for in our software. So far our experience has been great. We had detailed setup meetings scheduled which helped us get trained on all areas. Upon launching we had all he tools and training that set us up for success. The platform is very user friendly and any time any questions arise the chat/email option is extremely helpful in getting out questions answered. Overall we are extremely happy with our Yardi experience and look forward to continuing working with them in the future as our business grows.

Pros:

We really love how Yardi Breeze is so user friendly, everything is laid out in such a way that even if it is your first time trying it, it is easily explained. It's very easy to track payments, tenants, reporting, etc.

Cons:

There are a few options that aren't yet available to Canadian users (ie insurance) that would be nice to be able to offer to our tenants. There are also a few options offered by Voyager that are not available too Breeze users which would be extremely helpful to have access to.

Comments: it is good, easy to use daily, mostly easy to see what the tenant has paid and what they have not paid and what they will owe plus is shows all upcoming charges which I love too

It works, but not optimal for accounting and recovery.

Comments: I've used many accounting software packages and I have to unfortunately say Yardi Breeze is my least favorite. Again, the normal, day to day works, but if there is a glitch it can be quite time consuming and difficult to resolve.

Pros:

Chat support, robust search features, properties and data input is intuitive and easy to use, calendar on front page with tracking is helpful. For online operating, it works well for multiple users with the only lag appearing to be from our end.

Cons:

Good, until something goes wrong. Dozens of chat tickets over the years had to be escalated and solutions are not timely. Repeated requests for feature/option changes are deemed unnecessary by Yardi Breeze, but are critical to efficient use of system. Recovery is not useable with non-standard lease.

Yardi is a BREEZE to use.

Comments: Yardi Breeze has significantly improved efficiency of my tasks. It's reliable, user-friendly software that I would highly recommend to anyone in the property management business.

Pros:

I've been using Yardi Breeze for a while now, and I can confidently say that it has been an excellent choice for property management. The software is incredibly easy to use, making it accessible even for those who aren't particularly tech-savvy.

Cons:

You are not able to edit the date on the invoice once it's been approved. You would have to go through the admin tool then find the transaction, then edit the date. You should be able to change the date when it is still under payables. The other thing I noticed is that if you are multitasking and leave in the middle of the invoice without finishing or saving, it creates a duplicate when you go back to save. It gives you a "duplicate invoice" message. Not sure why that's happening.

Ease of use and functionality

Great way to integrate into an all inclusive crm with easy to learn features.

Still lacks prospect tracking for follow-ups to lease

Comments: Breeze serves its purpose and is pretty efficient.

Comments: Overall, this software has been a great help in streamlining information regarding receivables and payables.

I like the online tutorials that will walk you through just about any and all questions you could have without having to wait for a response from Customer Service.

Not being able to easily track credit card payments to vendors.
